Approximately 50% of the Industrial Park is fully serviced. Extension of services to unserviced areas will occur as needed. Follow these links for details. Price | Sanitary Sewage | Electrical | Water | Waste Disposal   Asking Price for Industrial Lands: Prices for privately owned industrial lots could vary significantly depending on the location and the present servicing status. Leases for good quality industrial space can range from as low as $2.75 - $3.00 per square foot triple net to $5.00, although leases for large floors have been negotiated for even lesser amounts. Before making an offer on any privately- owned lot, you should first confirm the status of the existing services (whether services exist and whether any charges or fees remain to be paid), and the zoning of the property. City owned Industrial lands are established by the Owen Sound City Council. These policies change from time to time, but you can confirm current practices by contacting the City Of Owen Sound Planning & Development Department. Price of City owned lands are $30,000 per acre (fully serviced industrial property). Land purchases in excess of 10 acres are subject to price negotiation depending upon the number of jobs created, size of building to be constructed, and the construction schedule. To be considered, an offer to purchase must include: A 10 % deposit cheque which is non- refundable if the offer is accepted be city council, with the balance of the sale price due upon closing. A building covenant stating that "the deed shall contain a condition requiring the purchaser to substantially complete, within the meaning of the Construction Lien Act Of Ontario, within one year of the closing date, a building… (Description). If the building is not completed as per above, the City may re-purchase the property at 80 % of the original purchase price less the City's real estate and legal fees". A building covenant to state that "the deed shall contain a condition that a minimum 10% lot coverage shall be met" (a 10% to 20% ratio will be desired range in negotiations with the purchaser) Sanitary Sewage The city provides primary treatment of sewage. For 1999, based on the plant's capacity of 24,500 m³/day and a three-year average daily flow of 13,110 m³/day, the city's plant operated at 54% of treatment capacity. Based on averages, the plant has 25% to 30% hydraulic reserve capacity to accommodate new growth and development. The City of Owen Sound collects a sewer use surcharge, which is included in the monthly water bill by the P.U.C. As of July 2000, the sewer surcharge is 75% of the customer's total monthly bill. Electrical Services Electrical services are provided by the Georgian Bay Energy. The transmission voltage throughout the City is a 44,000 volts; the distribution voltage in the industrial park and the southeast area of the City is 13,800 volts and for all other areas is 4,160 volts.   Georgian Bay Energy: Offers three phase secondary voltages of 600 Y/ 347 volts and 208 Y/ 120 volts throughout most areas of the City; single phase 120/240 is available throughout the city; Will supply and allow up to 500 kVA of the transformation to be connected to it's 4,160 volt distribution system; customers owned transformation over 500 kVA and up to 100 kVA can be connected to it's 13,800 volt distribution system. All demands over 100 kVA must be supplied by the 44,000 volt subtransmission system through customer owned substation. The Georgian Bay Energy offers one of the lowest rates for electrical power in Ontario, making Owen Sound an attractive location for industries that use large amounts of the electrical power. Water services are located on many existing streets in the industrial park, but extension of water services is required to service some areas of the industrial park. The City of Owen Sound uses one water source - Georgian Bay through it's state-of-art Richard H. Neath Water Purification Plant. The water purification plant has a capacity of 60,480 cubic meters per day. The present average daily consumption of water in the City is 11,900 cubic meters; therefore there is considerable surplus capacity to accommodate new development. The water hardness of the Bay water system is approximately 90-110 mg per liters, which is chlorinated and fluoridated. The City of Owen Sound's minimum watermain sizes are 200 mm in most residential areas and 300 mm for the industrial areas. Service laterals range from 19 mm to 200 mm. This site is open during regular business hours and is licensed to accept solid non-hazardous waste. The tipping fees are: $44 per tonne for domestic, commercial or industrial general waste ( refuse from offices including paper and cardboard) $58 per tonne for industrial and commercial waste ( shop waste- wood construction debris, glass, mixed fill, stumps, rock, white and scrap metal) The City does not provide waste collection for commercial and industrial clients. Private waste haulage firms operate in the City to support local business. Beginning in March 2001, the City will have a permanent Household Hazardous Waste Depot available to residents. The materials collected will be recycled to as great an extent as possible and otherwise disposed of in an acceptable manner. The depot will also offer bulking of waste fuel, and a Paint Exchange Table. The City is also in the process of developing a Leaf and Yard Waste Composting Site.
